Located in the village of Ninfield this holiday cottage is on the outskirts of the High Weald Area of Outstanding Natural Beauty home to open countryside charming villages and traditional English pubs. Conveniently situated on A269 giving easy access to all local amenities and attractions. It is also only ten minute from the historic town of Battle which boasts a good selection of independent shops and eateries. The south coast with its sandy and pebbled beaches colourful beach huts and bustling seaside towns is just beyond. The front door of this cottage opens into a charming book-lined hallway where you can leave coats and boots before continuing through to the lounge. With polished wooden floors exposed ceiling beams a large inglenook fireplace woodburner and even an illuminated well this room is not short of period character. Here you can unwind on one of the sofas while watching the TV or playing a board game. Next door the traditional dining room also boasts exposed beams with a wooden dining table feature fireplace sideboard and welcoming interior making it all the more cosy. By contrast the kitchen is a bright and spacious environment with an electric oven and hob fridge/freezer washing machine dishwasher microwave and larder cupboard. When you re not using the dining room there is also a small table and chairs for breakfasts. There is a cloakroom off the hall and stairs leading to the first floor. Upstairs the first bedroom is located at the front of the cottage and features a double bed exposed ceiling beam sash window and alcove cupboards. The second bedroom has twin beds and a feature ceiling beam while the third also has twin beds and boasts a vaulted beamed ceiling antique furniture and en-suite bathroom with a bath with shower over wash basin and WC. There is also a spacious family bathroom with walk-in shower. To the front of the cottage there is a well-maintained cottage garden with a table and chairs for al fresco dining while at the rear you will find a beautiful lawned garden with herbaceous borders and a BBQ on request.
